Pricing and the private valuation

A private valuation is a conversation, a walk-through and a written opinion of price, with the reasoning shown. No obligation and no automated estimate.

Request a private conversation

Online estimates are poor at significant homes because there are few true comparables. Two waterfront lots a mile apart can differ by more than the house on them.

We start with a conversation about your timing and what matters to you. Then one of the partners walks the house. Within a few days you receive a written opinion of price with the comparable sales we used, what we adjusted for, and the range we would launch at.

If you are not ready to sell, that is fine. Many of our valuations are for planning: an estate, a move in two years, a question about whether to renovate first.

What is included

  • A first conversation by phone or in person
  • A walk-through with one of the partners
  • A written opinion of price with comparables shown
  • Advice on what to fix, and what to leave
  • No obligation and no follow-up pressure

Questions we are asked

Is the valuation free?

Yes. It is how we earn the chance to present to you.

Is it an appraisal?

No. It is a broker's opinion of price. A lender's appraisal is a separate, licensed process.

Will you share my home's details with anyone?

No. Everything you tell us stays with the team.

If you are thinking about selling, or would rather hear about a home before it reaches the market, request a private conversation. One of the partners will call you, and nothing goes further than the three of us.

Or call (206) 555-0141. If we miss you, the desk texts you back within a minute so you are not left wondering.
