Selling a waterfront home
Waterfront is sold on the water side first. We plan the launch around the light, the dock and the view corridor, then show it to the buyers who can act.
A waterfront house is judged from a boat, from the dock and from the far shore before anyone walks through the door. We photograph and film it from all three, at the hour the house looks most like itself.
We walk the property with you before anything is booked: frontage, the dock and its permits, bulkhead condition, the view corridor from each main room, and anything a buyer's inspector will find. Problems we find early cost far less than problems a buyer finds late.
Most of our waterfront sellers start with a private preview to a short list of qualified buyers and their agents. If that produces the right offer, the home never needs a public launch.
What is included
- A walk-through and written pricing advice
- Water-side photography and a short film
- A printed book of the house for serious buyers
- A private preview before any public launch
- Dock, bulkhead and permit paperwork gathered up front
Questions we are asked
Do you need the house empty to photograph it?
No. We often style with what you have and bring in a few pieces. We plan the shoot around your schedule and the light.
How long does a launch take to prepare?
Typically three to five weeks from the walk-through to a private preview, depending on repairs and the shoot. We give you a dated plan at the first meeting.
Can you sell without a sign or public listing?
Yes. See private and off-market sales. We explain the trade-offs honestly; a private sale is not always the highest price.
If you are thinking about selling, or would rather hear about a home before it reaches the market, request a private conversation. One of the partners will call you, and nothing goes further than the three of us.
Or call (206) 555-0141. If we miss you, the desk texts you back within a minute so you are not left wondering.
Sorry we missed your call. This is Linden & Shore. Reply with a good time and Maren or Theo will call you back today.
